Universal Designed "Smart" Homes for the 21st Century
102 Home Plans you can order and build.
By: Charles M Schwab Architect AIA
We will work with you to design your home, commercial building, or addition with specific attention to your building site, climate and with life-span features based on the principles of universal design (UD) and sustainable building practices.
If you wish to live in your own home for the rest of your life, with health and wellness as a core design philosophy, you have arrived at the right place.
If you plan to move up in home size or relocate, your home will have a higher resale value as "boomers" may be downsizing and then millenials aging at home long after that, all 80 million of the millenials! UD homes are here to stay for generations to enjoy. So why not invest in your own health and home, and your local communities sustainable future?
The Plan book and articles have been featured in,The Wall Street Journal. A regular Bi-monthly column: Around The House in PN Magazine, The magazine of and for the Paralyzed Veterans of America. Articles by Schwab are included every Summer in EP /Exceptional Parent Magazine and have been read in New Mobility Magazine, Canada's Quest Magazine, www.Stroke-Network.com and more.
The plan book is America's first collection of universal designed homes combined with sustainable specifications for both energy savings and with a focus on health and wellness. Because designs are based on the principles of universal design, they are usable for people of all ages and all abilities. You will notice the open floor plans, lack of steps and thoughtful detailing that functions well for everyone. The last 25 pages are a very informative Room-by -Room features and benefits checklist. This is helpful in order to understand the rationalle and can be used with a proposed home addition or basic home-modifications. The construction documents are currently detailed per the 2012 International Residential Code (IRC).We always research codes in your area for compliance and will discuss this with you even before you order a plan from the book or a custom home design.
I like to tell people that "the plans are a good place to start ". Of course the best home design is one that is specifically designed for you with attention to your specific site. But everyone can not afford a custom home from the start. We do ,nonetheless also provide custom services. The plans are therefore almost always modified to a certain degree. We provide a proposal and a professional contract for review.
Our services are a hybrid type service and not a typical stock plan service process The amount of service throughout the construction process is up to you and we are available through construction.
Please feel free to call on the good old fashoned phone any time you like with any questions. Mr Schwab enjoys talking with folks interested in a posible UD home or remodel. Charles Schwab Architect AIA. Article published in: PN/ Magazine Oct 2012
This article titled No Place like Home, written by Mr. Schwab, published Oct 2012 in PN Magazine proposes a Life span home building/ remodeling incentive idea that could save home owners and ultimately the country, billions of dolars in long term health care costs. This article has been reviewed by the private sector as well as state and local governments. In 2014 the IRS then did their own study under the Affordable Care Act and determined that for the cost of 1 person sent to a nursing home they could service 3 people who stayed at home for the same cost.
This Universal Design home was designed by Mr. Schwab and completed in 2008 Bristal CT.

Universal Designed "Smart"Homes,for the 21stCentury.
Smart features of the homes include energy efficient design and sustainable building practices. The home plans are also specified with Sustainable building products as well as clean indoor air products. FEMA has given us permission to include their engineered safe-room drawings if you are interested in including one. The plans range in size from 654 sq.ft. to 4850 sq.ft. Several are designed in the a variety of styles. Also included in the book are double-master plans, empty nester plans and duplexes. You have the option of all foundation types. Six inch stud walls or concrete block framing is standard. ICF, SIPS or other (steel) exterior framing types are available upon request. more than a simple list of Universal Design features. It is a what and why explanation of these features. This is included in an effort to be of use to designers, homebuilders, and home remodel and addition builders, students andhomeowners alike. A year lived longer in your own home can easily offset the additional costs of the Universal Design Smart Home, when compared to traditional long term housing options. You may save $60,000-$100,000 per year or more as opposed to moving to assisted living or nursing home care. If you have long term care insurance those benefits will endure longer. Your home will probably increase in resale value as 76 million baby boomers seek these features as they age. As we move into the 21st Century the demands on our homes in terms of security, safety, energy efficiency and independent living will continue to be of growing importance. Enjoy independent and sustainable living in your Universal Designed "Smart" Home.
